On February 9, 2026, the Board voted to approve the amendment of Docket #3838. The decision was filed with the Town Clerk on April 13, 2026, and the 20-day appeals period will end on May 3, 2026.
This Decision applies to the reopening of Environmental Design Review Special Permit Docket #3838 granted to Thomas Allen, ABC Beer Inc, dba Arlington Brewing Company, 251 Lowell Street, Arlington, MA 02474. The Special Permit approved by the Board on April 8, 2025, is amended to allow the previously approved renovation and construction of a vacant two-story building at 15 Ryder Street in the Industrial District to proceed in two construction phases. The Arlington Redevelopment Board (ARB, or the Board) reviewed and approved the proposed modification of the Environmental Design Review Special Permit in accordance with the provisions of MGL Chapter 40A § 11, and the Town of Arlington Zoning Bylaw Section 3.3, Special Permits, and Section 3.4, Environmental Design Review.
A Public Hearing was held on February 9, 2026.

Notice is herewith given that an application has been filed on January 27, 2025, by Thomas Allen, ABC Beer Inc, dba Arlington Brewing Company, 251 Lowell St, Arlington, MA, 02474, to open Special Permit Docket #3838 in accordance with the provisions of MGL Chapter 40A § 11, and the Town of Arlington Zoning Bylaw Sections 3.3, Special Permits, and 3.4, Environmental Design Review. The applicant proposes a change of use to a brewery and restaurant including a taproom, as well as renovation of a portion of the property located at 15 Ryder St, Arlington, MA, in the I Industrial District. The opening of the Docket is to allow the Board to review and approve the application under Section 3.4, Environmental Design Review.
