On February 2, 2026, the Board voted to approve Docket #3869. The decision was filed with the Town Clerk on March 9, 2026, and the 20-day appeals period ended on March 29, 2026.

Details: 

Notice is herewith given that an application has been filed on August 27, 2025, by Yevgeny Bernshtein, IG Investments LLC, 226 Harvard Street, Brookline, MA 02446, to open Special Permit Docket #3869 in accordance with the provisions of MGL Chapter 40A ยง 11, and the Town of Arlington Zoning Bylaw Sections 3.3, Special Permits, and 3.4, Environmental Design Review. The applicant proposes to demolish the existing single-family and two-family buildings and construct a mixed-use building containing 15 residential units and one commercial unit on the property located at 1513-1515 and 1517-1519 Massachusetts Ave, Arlington, MA, in the B1 Neighborhood Office District.

A Public Hearing was opened on October 6, 2025, continued to November 10, 2025, to December 15, 2025, to January 26, 2026, and to February 2, 2026, Arlington Community Center, Main Hall, 27 Maple Street, Arlington, Massachusetts.

Plans may be viewed at the Department of Planning and Community Development on the first floor of the Town Hall Annex, 730 Massachusetts Avenue, Arlington, MA during office hours, Monday through Wednesday, 8:00 am to 4:00 pm; Thursday, 8:00 am to 7:00 pm; and Friday, 8:00 am to 12:00 pm, or viewed below.
