This Decision concerns Site Plan Review, Docket #3883, for HCA 840-846 MA Ave LLC (wholly owned by Housing Corporation of Arlington), 252 Massachusetts Ave., Arlington, MA, for the property located at 840-846 Massachusetts Ave. (in the R6 Apartments Medium Density District and the Mass Ave/Broadway Multi-Family Housing (MBMF) Overlay District) and 17 Newman Way (in the R2 Residential Two-Family District and the Neighborhood Multi-Family Housing (NMF) Overlay District) to (1) construct a new six-story building (Building 1) with 28 rental units deed-restricted for households earning up to 60% of the area median income (AMI) and one commercial unit with 3,375 square feet on the northeast corner lawn at 840 Mass Ave., and (2) demolish an existing two-family dwelling at 17 Newman Way, and (3) construct a new three-story building (Building 2) with 12 rental units deed-restricted for households earning up to 60% AMI at 17 Newman Way. The Arlington Redevelopment Board (ARB) reviewed and approved the project via Site Plan Review in accordance with the provisions of the Town of Arlington Zoning Bylaw Section 5.8.3, Site Plan Review.
